in reply to: Natural Gas Supply Recommendations (2024 to 2028)? #4586
Humber is buying from Shell, who just told us they are getting out the direct to consumer market. So I need a new supplier / marketer after this winter.
We tend to take on more risk than others, so we are not doing much hedging. I locked in transportation from AECO to Dawn at a fixed price, but am floating gas supply. This is based on watching the spot market price be much less than fixed for a while now, and I only need to get to April.
It’s all gamble, who knows what to do? But I am expecting our gas consumption to drop dramatically over the next few years as we decarbonize, so perhaps the end is in sight, for gas at least…….
in reply to: EV Charging Station Use on your Campus #4011At Humber, people have to pay for parking in the lot, same as everybody else. The EV chargers are free for the first 4 hours, but then jump to an expensive $5/hr after that. The idea being that people will move their car after 4 hours to let someone else use the charger. Seems to work reasonably well. Currently no way to enforce if they stop the charge via the app at 4 hours, but don’t move the car – would be interested in a solution to that. In theory people could be ticketed, but don’t think that is happening.
in reply to: Patient Lifts – Universal Washroom #3890No signage at all – that’s a good idea!
We hear through our Accessibility Services folks about the students / staff who need it, and we let them coordinate the training. It’s really infrequent, so hasn’t been a big deal so far. My impression is that people who need it normally have an attendant with them, and they are very experienced in using these lifts.
in reply to: Patient Lifts – Universal Washroom #3887Humber has a few of these, and there seems to be demand to install more. Since there are only a couple of people that need to use them, we have arranged for the installation company to provide training to the user directly. No formal procedures, or liability discussion. But we do have a maintenance contract.

Yes, we have had 4 meetings with them this year to discuss funding for our large district energy project. We eventually didn’t pursue it – they have made it way too complicated. In my opinion you need a project on the scale of UotT’s decarbonization project at $100M for this to make sense – too much paperwork, fees, and legal structure and risk transference otherwise.
Now I heard this week they have a new aggregator program for smaller projects, so maybe they took our feedback. There is an info session coming on that via CiCAn.

in reply to: Unauthorized Campus signage challenge – help! #3382Humber has a posting policy – see it here: https://humber.ca/legal-and-risk-management/policies/general-administration/posting-policy.html
Not that it works completely. I have tasked our cleaning staff to remove anything that isn’t on an official board immediately, people quickly get the message when all of their hard work is gone within the hour, but you have to be right on it.
Once in a while a student will install something with packing tape and make a real mess, but it doesn’t happen too often.

Humber bought licenses, which were very expensive, but allowed us to stay with the hosted model and move to the newer version. The newer release is better, and everything is now stable and working fine.
Longer term (5 years or so) I’d be open to something more user friendly, innovative etc because I can’t see Archibus evolving quickly. But for now we have to get value from the licenses, and better the devil you know…..

Humberin reply to: Unused office furniture – what to do #3049At Humber we use a company for this.

They come and get the stuff we don’t want, and then deal with the reuse or recycle. Can get a bit expensive if there is a lot of stuff.

in reply to: Asset Retirement Obligation #2844Sure, no problem
Spencerin reply to: Computer Labs in the Fall of 2021 #2816We have added a large container of wipes to the wall in each lab, it is the users obligation to wipe down before and after use. Signage posted to that effect. Those wipes were vetted by our IT department. Has worked well. People at least know the disinfection is done to their own satisfaction.
in reply to: Strategies for Canadian Geese #2815But we do have a permit from Environment Canada to remove the eggs if there is a nest. Use a company called Hawkeye Board and Animal Control for that.
in reply to: Asset Retirement Obligation #2793Yes, I did this for our Finance Dept last year. Our asbestos consultant took our asbestos inventory in a spreadsheet, added a unit rate for each type of item, and then multiplied the cost out for each line. That way it will be easy to adjust over time. I’ll attached the letter we got.

You must be logged in to view attached files.in reply to: Snow Removal #2394Humber has Lakeshore Campus where we contract it all out. Our North Campus, however, we contract out the roadways and parking lots, while doing the walkways inhouse. Because of this I can easily compare the costs of the 2 models, and it is very similar.
In house give us better control of the quality, which is particularly important for the walkways. But there is also more risk because I don’t have 24/7 coverage, and what happens if one of the 4 guys gets sick.
Overall, I’d probably tend towards contracting out the entire thing, if I was starting from scratch.
